Situation & Challenge

A major real estate developer with more than 12 second-home projects was looking for ways to improve their sales performance and lead-burn without hiring additional staff or restructuring the department.

After shadowing & conducting interviews with the sales agents & management it was clear that a leading factor in the problem was having too many payment plans and variables affecting them. The complexity of payment options and finding suitable units increased the interactions’ time which translated into inconvenience for potential clients, reduced interest and reflected negatively on agents’ competence and the company’s image. Alongside the challenge and dissatisfaction caused by duplicate reservations for the same units due to the lack of a governance process.

Solution

•A database and an internal tool to manage unit information, payment plans, and unit status to create a governance process, reduce duplicated reservations and provide real-time monitoring of sales & reservations performance, including productivity measurement and challenge tracking.

•A unit navigation tool for agents. The tool allows agents to input clients’ preferences such as location, area, facilities, price, and payment plans. Based on the input, the tool generates a list of recommended units that match the criteria, along with a list of next best options. The tool also provides the price history of each unit, highlighting the year-over-year growth in value, to demonstrate why the unit makes a good investment.
